Panic is natural, but the actions you take in the first few minutes can be the difference between minor damage and a catastrophic insurance claim.

The First Thing to Do in Any Plumbing Emergency

Burst Pipe

What to do:

  • Turn off the water supply immediately at the stopcock.
  • Open all cold taps to drain the system as quickly as possible.
  • If the burst is on a central heating pipe, turn off the boiler and bleed the nearest radiator to relieve pressure.
  • Turn off the electrics in the affected area.
  • Collect water with buckets and towels. If water is coming through the ceiling, make a small hole in the ceiling plaster to let it drain in a controlled way (this prevents the ceiling collapsing under the weight).
  • Call an emergency plumber immediately.

Boiler Breakdown

A boiler breakdown in winter is miserable but rarely dangerous (unless you smell gas). Before calling an engineer, try these quick checks:

  • Is there an error code on the display? Note it down — it helps the engineer.
  • Has the pressure dropped? Check the gauge and top up if it's below 1.0 bar.
  • Is the condensate pipe frozen? (Very common in winter — pour warm water over the external pipe to thaw it.)
  • Has the gas supply been interrupted? Check other gas appliances (cooker, hob) to see if they're working.
  • Has there been a power cut? The boiler may just need resetting.

Blocked Drain or Sewer Backup

  • Stop using all water in the property — don't flush toilets, run taps, or use washing machines.
  • If sewage is backing up, keep children and pets away from the affected area.
  • Check external drains and manholes. If the blockage is in a shared drain or public sewer, contact your water company (Thames Water in most of London) — they're responsible for public sewers.

Leaking Radiator or Radiator Valve

  • Turn the leaking valve fully off (clockwise).
  • Place towels and a container beneath the leak.
  • If the leak is from the radiator body itself (rather than a valve), turn off the valves at both ends of the radiator and call for help.

Leaking Tap or Toilet

A leaking tap or continuously running toilet wastes significant water (and money) but usually isn't an emergency in the same way as a burst pipe. However, if the leak is severe or you can't stop the flow:

  • Turn off the isolation valve for that tap/toilet (usually a small screwdriver-operated valve on the supply pipe beneath).
  • If there's no isolation valve, turn off the mains stopcock.

Gas Leak

A gas leak is the most dangerous plumbing emergency and requires an immediate, specific response:

  • Do NOT turn on/off any electrical switches, lights, or plug sockets.
  • Do NOT use your phone inside the property.
  • Do NOT light matches, cigarettes, or any naked flame.
  • Open all windows and doors.
  • Turn off the gas supply at the meter.
  • Leave the property immediately.
  • Once outside, call the National Gas Emergency Number: 0800 111 999.

Never attempt to find or fix a gas leak yourself. This is a job exclusively for a Gas Safe registered engineer or the National Gas Emergency Service.
